How We Sold It – 5022 Waldo Avenue, Fieldston, Bronx NY
Our team had the privilege of taking on this listing after another agent tried and failed to sell for 6 months. The sellers were totally disappointed with their experience and needed a big change. Not only were there just a few showings in 6 months on market, the listing was barely being advertised and wasn’t even on the MLS. How did we sell it for $2.725 million in just 55 days? Read on to find out.

We sat down with the owners and made a plan to turn this ship around. Our goal was to get the house sold as quickly as possible, while also netting the owners the most money possible.
We started with looking at the issues with the previous sale attempt.
-The home was not listed on the MLS, a major portal that real estate agents use to find listings. This syndicates listings to other websites, such as Zillow, StreetEasy, and Realtor.com.
-The photos were not highlighting the best features and angles of the home.
-There was no video walkthrough of the home, showing angles and evoking emotion that static photography just can’t provide.
-The floor plan wasn’t clear and confused buyers.

Our first task: prepare the home for photos and video. With our easy to follow photoshoot prep guide, the sellers were able to prepare for our shoot and we got right to work. We used our trusted, professional photographer and videographer and made sure to get the best views out of each room. Instead of leading with a photo of the front of the house, we decided to go with the back of the house- a more interesting angle of the home and showcases both the patio and upper terrace on the 3rd floor- major selling points of the home.

The video made use of creative angles, drone photography, and natural light to perfectly present the 100-year-old home to a modern audience of buyers. We placed the video on the listing, on our website, and made snappier edits for social media.
We also redrew and redesigned the floor plan to clearly show the three levels of the home, as well as the grounds- including the front yard and driveway, back patio, stone stairs, and lower patio.

Before each open house we place open house signs throughout the neighborhood, directing the public to the dead-end of Waldo Avenue where this house sits.
In just 55 days on the market, we were able to negotiate a great deal for the seller with a delayed closing so they could comfortably find their next home. Want to discuss how we can do the same for you? Please set up a time to chat with us- call/text 929.269.3411 or email aaronandgeoff@compass.com.
