Maybe it’s a good idea to check your insurance policies as some insurers are dropping their policyholders if their roofs are older than 10 years…. asphalt roll roofs have a lifespan of about 5-10 years. Slate, copper, metal and tile roofs can last 50 years or more. Metal roofs have many benefits besides longevity: they can withstand strong winds, are crack/hail resistant, they do not ignite, are energy efficient and are 100% recyclable. They do tend to be noisier, more expensive and must be installed properly. (Statefarm)
Rent growth is slowing, many rental properties that assumed eternal 8-10% rent hikes each year are down in value, and financing costs more. Soon there may be some good buying opportunities in this arena as we are still grossly under-supplied AND the many tax breaks make owning rental properties attractive. (Marketwatch)
This past week in 1977 – almost a half century ago – the first annual West Coast Computer Faire was held over 3 days in San Francisco, attended by 12,750 people. The Faire featured the debut of the Apple II computer, which featured 16KB of memory, BASIC, a built-in keyboard, 8 expansion slots, and built-in high-resolution color graphics. Many credit this event and the launch of the Apple II as giving birth to the personal computer industry.
